Acceptance of Terms

By accessing and using irooms through the website irooms.my (“the Platform”), you acknowledge and agree to be bound by these Terms and Conditions. iRooms operates as a digital marketplace that connects landlords and hosts with tenants seeking rental accommodation. We are not a property agent, landlord, or tenant, and we do not own or manage any of the properties listed on the Platform. All rental agreements, negotiations, and transactions are strictly between the parties involved.

Eligibility and User Information

Access to irooms is limited to individuals who are at least eighteen (18) years of age. Users are required to ensure that all information provided during registration or listing is accurate, complete, and kept up to date at all times. Submission of false, misleading, or incomplete information may result in suspension or termination of access to the Platform.

User Accounts

To access certain features of irooms, users must create an account. You are solely responsible for safeguarding your account credentials and for all activity carried out under your account. irooms reserves the right to suspend or terminate any account without prior notice if it is found to be in violation of these Terms, involved in fraudulent activity, or otherwise harmful to the integrity of the Platform.

Listings and Responsibilities

All property listings are provided and managed directly by Hosts. Hosts bear full responsibility for the accuracy, legality, and authenticity of their listings, including pricing, availability, and property details. iRooms does not verify or guarantee the accuracy of listings and shall not be held liable for any misrepresentation. Tenants are encouraged to conduct their own due diligence before entering into any rental arrangement.

Payments and Fees

Certain services on irooms.my may require payment of listing fees or charges for premium features. All payments made to iRooms for such services are final and non-refundable, unless expressly stated otherwise. iRooms is not involved in rental payments, deposits, or other financial arrangements between Hosts and Tenants, and any disputes arising from such transactions must be resolved directly between the parties.

Prohibited Use

Users must not use the Platform to post unlawful, offensive, discriminatory, misleading, or inappropriate content. The use of iRooms for activities unrelated to room rental, or any attempt to interfere with the operation, security, or integrity of the Platform, is strictly prohibited. Violations may result in immediate account suspension and possible legal action.

Limitation of Liability

iRooms provides the Platform on an “as is” basis and makes no representations or warranties regarding the availability, accuracy, or suitability of listings. We disclaim all liability for any losses, damages, or disputes resulting from use of the Platform, including but not limited to disputes between Hosts and Tenants. To the maximum extent permitted by law, iRooms’ total liability to any User shall not exceed the total amount of listing fees paid by that User within the six (6) months preceding the claim.

Privacy and Data Protection

irooms is committed to protecting the privacy of its Users and processes personal data in accordance with the Personal Data Protection Act 2010 (Malaysia). By using the Platform, you consent to the collection, use, and storage of your personal data as outlined in our Privacy Policy, which forms part of these Terms.

Modifications to Terms

iRooms reserves the right to amend, update, or revise these Terms and Conditions at any time without prior notice. Continued use of the Platform following the publication of changes constitutes acceptance of the updated Terms.

Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Malaysia. Any disputes arising in connection with the use of iRooms shall be subject to the exclusive jurisdiction of the courts of Kuala Lumpur, Malaysia.
